September 23: Hunt Sports Development partners with Peak Curated Development and Venu Holding Corporation to build the east side of a 32-acre, $1.3 billion mixed-use project, redeveloping surface parking lots around FC Dallas’ Toyota Stadium in Frisco, Texas.
The 12-acre east side project begins in 2027, with a first phase that includes a 290-room hotel and more than 40,000 square feet of convention, meeting and event space. The hotel will feature a full-service restaurant and bar, a rooftop lounge and a spa. Venu’s slice, the convention and event center, has more than 25,000 square feet of meeting space and a 15,000 square foot ballroom that can be transformed into a music hall for 3,000 people.
It complements the million-plus-square-foot office complex announced last year for the west side of the stadium, with this 20-acre portion slated to complete its first phase in 2028.
The stadium itself, open since 2005, is midway through a $215 million renovation expected to be completed by spring 2028, part of a deal that extended FC Dallas’ lease to 2057. The master development agreement calls for the first phase to be completed by the end of 2037, with a minimum investment of $110 million in offices and housing in the hotel, commerce and the hotel.
The Toyota Stadium work comes alongside the Hunt family’s real estate efforts in Kansas for the NFL’s Kansas City Chiefs, where Hunt Midwest recently formed Two-Point Development for the team’s stadium and headquarters projects.
This is the modern playbook, turning dead stadium parking lots into a year-round destination for hotels, offices, entertainment and housing.
